David M. Trandel currently serves as President of Primestone and specializes in identifying distinctive properties and development opportunities. Mr. Trandel has capitalized and co-developed some of the Chicago area’s finest residential, hospitality, and commercial real estate developments.
Prior to Primestone, Mr. Trandel founded Springbank Capital Advisors with Chicago-based CA Ventures controlling over $600 million of Class “A”, institutional-quality transit-oriented developments (TOD). In 2010, Mr. Trandel co-founded, capitalized, and managed the Trilogy Capital Income Fund, a real estate investment fund specializing in owning investment-grade, income-producing properties throughout the United States. The results of the fund were extremely successful and as manager, Mr. Trandel returned the fund an annual return of over 16% in investment-grade credit and real estate from 2011 to 2015.
Mr. Trandel was the Vice Chairman and Chief Operating Officer for the Prime Group, Inc., a Chicago-based real estate development and management firm focusing on Acquisitions, Capital Markets, and Business Development from 2003 to 2011. During Mr. Trandel’s tenure, Prime re-established itself as one of Chicago’s most prolific real estate companies developing, redeveloping, and owning over $2 Billion of institutional-quality real estate. Mr. Trandel has over 33 years of capital markets, investment banking, and securities industry experience and has invested or participated in excess of $2 billion of private investment, and third-party debt and equity placements.
Mr. Trandel began his career with L.F. Rothschild, Uttenberg & Tobin in 1987. Mr. Trandel also served as a Vice President of Lehman Brothers, Bear Stearns & Company, and Stifel Nicholas before co-founding Madison Securities, Inc. Mr. Trandel holds a B.B.A. in finance and economics from the University of Iowa and is a graduate of the Executive Education Program from the Wharton School of Business of the University of Pennsylvania. Mr. Trandel is married and resides in Lake Forest, Illinois with his wife and two children.
Thomas R. McClayton, prior to founding McClayton Advisory Services with Kevin C. McClayton in 2013, Mr. McClayton was with CBRE’s Chicago Capital Markets Group in 2010 as Executive Vice President. Based in the firm’s downtown Chicago office, Mr. McClayton focused on the sale and recapitalization of large office buildings for institutional clients in the central business district and major suburban markets in Chicago.
Mr. McClayton joined CBRE after spending eight years as a Principal at Fulcrum Asset Advisors, a privately owned real estate investment and operating company, that closed on real estate assets totaling more than $1.1 billion in those 8 years.
Previously, he was a Managing Director of Jones Lang LaSalle’s Capital Markets Group and LaSalle Investment Management. During his career at JLL, Mr. McClayton was responsible for the sourcing and/or execution of over $10.0 billion of real estate transactions on behalf of institutional clients. Mr. McClayton was the head of the Chicago office of the Capital Markets Group during his last four years at the company. In addition, Mr. McClayton has extensive portfolio management experience having been the Chief Executive of several portfolios totaling over $5.0 billion. Mr. McClayton resides with his wife in Lake Forest, Illinois.
D. Cody Morton has over 10 years of commercial real estate experience. Prior to Stonestreet, Mr. Morton worked at Highland Capital Management (“HJCM”) a $12B private equity firm. At HCM he launched the industrial & self-storage platforms and was responsible for acquisitions and development for a variety of asset classes including industrial, SFR, multifamily, self-storage, and office.
Prior to HCM Mr. Morton worked at USAI Investments a real estate development firm focused on multifamily, office, and industrial developments in the sunbelt. Mr. Morton gained early career experience at Hillwood Development where he was responsible for underwriting and asset management of industrial and multifamily projects.
Prior to his real estate career, Mr. Morton served in the United States Navy and deployed multiple times to both Iraq & Afghanistan. He was awarded the Purple Heart Medal, a Navy Commendation Medal, a Navy Achievement Medal, and the Combat Action Ribbon along with various other unit and personal awards. Mr. Morton holds a B.A. and MBA in Finance from Southern Methodist University and an MS in Real Estate from Georgetown University. Mr. Morton resides with his wife and children in Dallas, Texas.
Daniel G. Goelz, has a 35-year career in the commercial real estate investment, management, and advisory disciplines, directly responsible for the sourcing, investing, and managing over $10B of investment across equity, debt, and structured finance property and platform investments on behalf of institutional and retail investors across all property types and major domestic metropolitan markets. Mr. Goelz is a Senior Vice President of The Prime Group, responsible for capital market activities. Prior to joining The Prime Group in 2022, Dan was a Managing Director for Secure Capital Research, where he was responsible for directing the firm’s capital markets division while leading research and new product development efforts. Previously, he was a Senior Vice President for Springbank Capital Advisors, where he was responsible for sourcing and securing debt and equity capital for the firm’s transit-oriented developments. Prior to working with Springbank, Mr. Goelz was the co-founder and Chief Investment Officer of Trilogy Capital Advisors, a boutique investment advisory firm formed to exploit arbitrage opportunities in the NNN lease sector arising from the 2007-2009 recession.
Before forming Trilogy, he was Chief Investment Officer of Capri Capital Partners, a Chicago-based investment management and advisory services firm where he co-created the firm’s pension advisory business, growing assets under management to levels in excess of US$4B across commingled fund and separate account mandates, with a noted specialty in structured property and platform-level finance transactions. As CIO, Dan led a team of twenty (20) investment professionals, directing the investment processes from sourcing through closing/acquisition, active asset and portfolio management, and disposition.
Mr. Goelz’s previous work experience also included tenure at Institutional Property Consultants where he was responsible for manager selection on behalf of several of the U.S.’s largest pension fund and institutional investors, formed the industry’s first fund-of-funds offering, and led private-to-public rollup initiatives. He began his career as a financial analyst with LaSalle Partners, now Jones Lang LaSalle (NYSE: JLL), eventually becoming a portfolio manager for several of the U.S. largest pension fund investor accounts. Mr. Goelz graduated from the University of Illinois Urbana-Champaign with a Bachelor of Science degree (Finance) in 1988.
